147 acres - Grayson County
The Partnership is purchasing approximately 147 acres of raw land in Grayson County, Texas located west of Highway 75 in between Sherman and Howe Texas.
The property sits directly south of and adjacent to, the recently announced 1,500-acre Cottonwood development acquired and being developed by Centurion American. This development alone is slated to bring utilities to the area with approximately 4000 single family lots, 1,450 rental units, and 250,000 square feet of commercial and retail space. Construction is set to begin in 3rd quarter of 2023 for utilities and access infrastructure and the 4th quarter of 2023 for the development of interior roads and essential utilities to home sites.
In addition to the benefits of being located directly adjacent to the Cottonwood Development, our tract is set up to reap the benefits of value increase that will likely come from the ever-increasing demand for housing and land due to its proximity to the city of Sherman, Texas – collectively known as “The High-Tech Hub of North Texas”. Sherman, a city currently home to approximately 45,000 people, is set to become a major U.S. manufacturing hub of semiconductors. The city has secured commitments of more than $35 billion in investment and the promise of thousands of jobs. Both Texas Instruments and Globitech are constructing manufacturing plants approximately three to five miles to the north of our tract. TI’s Sherman campus is expected to be the biggest electronics production facility in Texas and among the largest manufacturing facilities in the country. About 4,000 new jobs are set to be created with the TI expansion." In addition to Globitech and Texas Instruments’ new manufacturing hubs, Finisar, a major producer of iPhone components for Apple, is expanding their existing site with a 3+ billion-dollar investment that is slated to create a minimum of 700 new jobs. Their plant is situated just south of Texas Instrument’s campus.
The attraction of the property is increased due to fact that just east, approximately 50,000+ vehicles pass daily through the area on Interstate 75 according to the Texas Department of transportation. Also, due to the rise in population and increasing demand in North Texas, approximately 24 miles south of the property, McKinney TX's National Airport is poised to construct a regional commercial air terminal. This airport expansion is expected to create and bring 2,780 to 3,280 jobs to the region.
