567 Acre – Pilot Point
TRM closed on a 567-acre tract of agricultural land in Grayson County, Texas in January 2022. The tract is located immediately East of Highway 377 and West of Preston Road and North Dallas Tollway extension. This asset is currently in its holding period. Our ultimate buyer of this property will, in all likelihood, be a residential developer. Texas Republic Management contracted site plan engineers to construct a master plan concept with the potential to yield 1,723 single family lots and can host 456 multi-family units within its 567 acres. Texas Republic Management is finalizing the formation of a Municipal Utility District. Once approved in Q2 of 2023, this MUD will be a key factor in attracting future developers and/or investors.
The accelerated growth in Pilot Point, Texas is consistently in line with the growth patterns of North Texas along the “Golden Corridor”. Pilot Point alone is estimating that its population could skyrocket from just over 5,000 today to nearly 72,000 within the next two decades. Prolific homebuilders such as Arlington-based D.R. Horton and M/I Homes are expected to build 600 homes in Pilot Point this year, more than five times the number built in the previous year. In total, Pilot Point currently has 12,000 homes in the development stage. Naturally, with the increase in residential housing, commercial and industrial growth will follow. Planned developments in Pilot Point could be, in some cases, schools, parks, trails, protected open spaces, roads, and other amenities.
